Being a homeowner comes with a lot of responsibility. Most homeowners don’t even know what they should be doing to keep up with ongoing maintenance. Even fewer have the time in their busy schedule. We can partner with you and “have your back” by being your go-to service provider; giving you a clear and accurate picture of what the state of your property is. We can help develop a proactive maintenance plan that works for you, and can take care of yearly preventative maintenance tasks so you can rest easy knowing your property is in good shape. Choose from one of our established maintenance plans, or customize a plan with us, and we’ll help take care of your home while saving you money.

No matter if you just bought your first house or you finally moved into your dream home, there is a lot that needs your attention. There’s landscaping, property taxes, service contracts, and maintenance issues. As a homeowner you have to deal with the inevitability of something breaking, leaking, or needing to be replaced.

With all the maintenance that needs to be done, and every part of it screaming for attention, how many times do people find themselves looking at a HUGE repair bill and saying something to the effect of, “if only I had caught this sooner…”? There are thousands of dollars to be saved by taking action on small problems BEFORE they turn into big ones. BUT, in order to find those small problems, someone has to take the time to look. Not only that, but it also helps if they know what they’re looking for.

That is why we have developed our Preventative Maintenance Program, which can be customized to fit your home or condo’s specific needs.

TIERS OF SERVICE:

Standard2 site visits per year– $19.95 per month, or $215 per year

  • 1st and 2nd visit: Interior and exterior maintenance check, change HVAC filters, apply root killer/hair & grease treatment to drains, smoke detector check.

Premium3 site visits per year– $59.95 per month, or $695 per year
Includes Standard services, PLUS…

  • Clean dryer vent, Repair/replace window screens, Bathtub/shower and sink caulking check/replacement.

Deluxe4 site visits per year– $99.99 per month, or $1,079 per year Includes Standard and Premium services, PLUS…

  • Drain hot water heater of sediment, Moss removal, Gutters and Downspouts, and Weatherization (repairing or replacing exterior caulking and weather strips)

Interior and Exterior Maintenance Check:
We will walk through and around your home looking for any visible signs of stress fractures, plumbing leaks, weather damage, and other such issues. We will then provide you with a report of our findings (with pictures) so you can prioritize your home’s maintenance needs.

Repair/replace window screens:

Window screens can take a beating. Weather, squirrels, pets, and even kids can wreak havoc with screens; leaving tears and holes to welcome bugs in. We can check and replace screens to help keep unwanted guests out. We can also fabricate replacement screen frames if your existing frames are too damaged.

Root killer/hair & grease:

Roots and other clogs from hair and grease can build up and cause major problems for your plumbing over time. We can help keep things clear by applying root killer and other products safe for your plumbing to your drains.

Moss removal

Roofs and other surfaces of your home can collect moss over the year, which can decrease the lifespan of your roof and other materials. We can remove built up moss, and apply a moss killing solution to keep moss from being able to grow and cause damage

HVAC filter replacement:
Forgetting to change your furnace filter, or even just having the wrong kind, can negatively affect the life of your furnace. We can make sure your filters are updated consistently and provide the kind of filters recommended by HVAC professionals that won’t overtax your HVAC system.

Gutters and Downspouts:
Gutters and downspouts are a great way to keep water away from your foundation, BUT they only work if they are kept clear. It can be a royal pain getting up there to keep them from turning into glorified planter boxes. We can make sure they are maintained and remove unwanted debris so they can do what they’re designed to do.

Smoke detector check:
Smoke and carbon monoxide detectors are often something that’s “out of site, out of mind”, but they are essential for the safety of your home. We can help make sure they are maintained, replace batteries, or add/switch out units to help keep you and your loved ones safe.

Exterior caulk check/replacement:
Over time, caulking around windows and doors can start to deteriorate. This can lead to water damage if leaks are allowed to occur. We will check the caulk around these areas and make sure it is in good condition, or replace it if it is not.

Dryer vent cleaning

We’ll check the condition of your home’s weather stripping and replace if necessary

Dryer vent cleaning:
Over time, lint can build up in your dryer vent. Not only can this cause sluggish air flow from your dryer unit, but it can also contribute to fire hazards. We can clear out your dryer duct and check your vent hood to make sure it’s in good condition and that no little critters decide to move in with you.

Drain hot water heater of sediment:
Corrosive sediment can build up at the bottom of the tank of your hot water heater; reducing the efficiency and even the life of your hot water heater. We’ll come in and flush out your hot water heater so you can know it was done, and done right.

Window Washing:
The various weather conditions throughout the year can really bake debris on the exterior side of windows. Dust, bugs, tree sap, etc. can be a real pain to remove–especially if you’re on a ladder. We can take care of this chore for you so it’s one less thing to think about. We can focus on the exterior, or clean both the exterior and interior of your windows, depending on your needs.
